The Rand Quarterly Market Report | Third Quarter 2022 “What’s going on in your local market?”

The housing market in New York City’s suburbs slowed dramatically in the third quarter of 2022, with regional sales down sharply even while prices continued to soar to record levels.
Even with demand softening, sellers still have strong negotiating leverage over buyers. Homes in many of our regional markets are still selling for above the asking price.

The Market Overview:
Sales. Sales throughout the region were down over 20% from last year’s third quarter, falling in virtually every market. The sharp increase in interest rates that started earlier this year, combined with serious concerns about the overall economy and inflation, clearly impacted buyer demand.
Moreover, we also have supply challenges, with fewer listings coming onto the market and inventory still at historic lows.
Pending. We see the same decline in pending sales, which are deals that went into contract during the quarter and are a leading indicator for future closed sales. Regional pending sales were down over 17% from last year’s third quarter, which indicates that we’re likely to see closed numbers in the fourth quarter well below last year’s levels.
Average Prices. Even with the slowdown in demand, we still saw very strong price appreciation through the third quarter. Regional average prices were up over 8% from last year and were up sharply in every county in the region. Even with the higher interest rates, buyer demand was still strong enough to continue to drive meaningful price appreciation.
Inventory. Housing inventory remained at historic lows, which continued to put upward pressure on prices even with rates higher and demand slowing. Even with prices up, not enough homeowners are being attracted to the market to meet our demand.
Going forward, we expect the slowdown to continue through the rest of the year and into 2023. High-interest rates, lingering economic concerns, and a lack of good inventory will continue to stifle sales. And even though low inventory will continue to drive some price appreciation through the end of the year, we believe that by early 2023 we will see prices level off and even give back a little of the historic price appreciation homes have experienced over the past three years.

Joe Rand Hosts his 3rd Edition of “The Market is changing, are you changing with it?”

Nanuet, NY- Joe Rand Chief Creative officer at Howard Hanna | Rand Realty held his 3rd presentation of The Market is changing, are you changing with it, with about 200 agents in attendance.
“It is always great to see such a tremendous turnout at these presentations, it shows how dedicated and eager our agents here at Howard Hanna | Rand Realty are to learn more about the market and grow their business,” said Joe Rand Chief Creative Officer at Howard Hanna | Rand Realty.
Joe shared with the audience that the market is shifting again, however he assured his agents that it will not be comparable to how it was in 2008.
The 2019-22 market surge was based on fundamentals — low supply, low rates, and high demand. Joe believes there was a little bit of artificiality because of the covid-fueled increase in urban-suburban migration, which drove average prices up, but it’s nothing like the dramatic expansion of the buyer pool that the subprime mortgage products created. Joe explained that we won’t be seeing any foreclosure crisis like in 2009, because 95% of buyers in the last ten years have fixed rate mortgages that are not going to reset to unsustainable levels that force them out of their homes. Another reason is that from a historical perspective, the inflation-adjusted monthly payment required to buy an average priced home in our market is way below the last two sellers’ markets (mid 1980s, mid 2000s).
“We are going to to see inventory go up and more listings will start to hit the market, it will be a great time for buyers/sellers,” said Joe Rand, Chief Creative Officer at Howard Hanna | Rand Realty.

Nanuet, NY- So is the party over? After two years of relentlessly surging sales and prices, has the seller’s market finally fizzled out? Should we start preparing for a buyer’s market, with falling sales, prices, and a shift of power to purchasers? The answer is “no, not quite yet.”
Last year was the strongest seller’s market in the history of the region, but we’re seeing clear
signs that the historically strong seller’s market that emerged after the pandemic lockdown in the middle of 2020 has cooled off.
“Cooling” does not mean “cold.” Even though the seller’s market might be fading out, it is important to note that this does not mean we are going to see an immediate shift to a buyers market. Several signs throughout the quarter have indicated that the market might be returning to a more normal, balanced state following an abnormally large two-year tidal wave of activity following the end of the lockdown restrictions, a surge in pandemic-driven urban-to-suburban migration, and the desire to lock in what were at the time historically-low interest rates.
Accordingly, we expect a softer transition to a more “normal and balanced” market rather than a severe correction to a buyer’s market. For one thing, we believe it’s a little misleading to compare this year’s market to the high-water mark of last year, which was the strongest seller’s market in the history of the region.

What’s Going on in the Market?
For a better comparison, we reached back to the second quarter of 2019, which we’re calling a “control quarter” because it represents the kind of “normal and balanced” market we believe that we’re entering, before all the distortions of that post-lockdown tidal wave of activity. And if you compare the current market to 2019, you can see that it’s performing relatively well.
Another reason why we don’t think the market is going to enter a corrective buyer’s market anytime soon is that prices are still appreciating at a tremendous rate. That rate is slowing a little from 2020 and 2021, but it’s still well above traditional averages. Why? Because even with interest rates up, inventory is falling, so we still have too many buyers chasing too few houses. Basic economics: if demand is steady, and supply is falling, prices go up.

- Sales are down from last year’s all-time highs, but still relatively strong.
- Pending sales are also down significantly from last year’s torrid market.
- Prices continue to hit all-time highs, but will likely stabilize for the rest of the year.
- New listings continue to struggle, but inventory is stabilizing.
- Homes are still selling more quickly and for a better price than ever before.
