AXRE, Corp. Joins Better Homes and Gardens Rand Realty
NANUET, NY – In what continues to be Better Homes and Gardens Rand Realty’s further expansion throughout Westchester County, New York, they’re excited to announce that AXRE, Corp. of White Plains has merged with their company.
“My team and I have been working in this market for almost two years, and we’re thankful to have the opportunity to join Rand Realty, who’ve made a strong impression in Westchester,” said Nikolas Stanovic, president and principle broker of AXRE, Corp. “Our team is passionate about this industry, and we’re thrilled to be taking this next big step in our profession.”
Stanovic has been involved with real estate since 2007, finding success in managing residential and commercial properties throughout New York and Connecticut, and he continues to do so today. He holds a broker’s license.
Stanovic opened AXRE, Corp. in July 2016. Their brokerage served New York City, Westchester County, Putnam County, and from Greenwich to New Haven in Connecticut. For the transition to Rand Realty, Stanovic brings his team of eight dedicated salespeople, who will be working out of Rand Realty’s branch in White Plains, while Nik will be working as the new manager at Rand’s branch in the Bronx.

Better Homes and Gardens Rand Realty Launches RandConnect
NANUET, NY – Better Homes and Gardens Rand Realty has announced a new mobile app called RandConnect, which is designed to keep lines of communication open between all of their agents, managers, and employees.
Created in partnership with Konverse, an enterprise-communication app developer, the app helps the Rand team share information throughout the company, right from their mobile devices.
“Agents need to stay connected with one another, whether they’re in the office or on-the-go,” said Matthew Rand, CEO of Rand Realty. “By using RandConnect, all of our agents and employees will have a more-efficient way of staying on top of what’s occurring within their brokerage.”
The app is being released with tools that will help share details about the newest listings that hit the market; local, regional, and company events; and training materials. More functionality will be released by the Rand Management team on a regular basis.

Sharon Tucker Appointed as Manager of Rand Realty’s Pearl River Office
NANUET, NY – Following the retirement of Teresa O’Shaughnessy, Better Homes and Gardens Rand Realty has selected Sharon Tucker as the new manager for their office in Pearl River, New York.

Real Estate Market Report: 1st Quarter 2018 – Hudson County, NJ
Hudson County’s lack of inventory had its expected impact, driving sales down sharply but prices up dramatically in a strong first quarter. Although overall sales for all property types were up 1.6% from the prior rolling year, they were down 9% from last year’s first quarter, dropping for the first time in over three years. They were down for all property types, falling about 7% for single‑family and multi‑family homes, and over 10% for condos, simply because we don’t have enough inventory to meet demand. But lots of buyers chasing fewer homes had its expected impact on average prices, which spiked across the board: rising over 16% for single‑family, over 21% for multi‑family, and over 11% for condos. That kind of price appreciation is not sustainable, but even the yearlong trends are pretty impressive: up 5% for single-family, 15% for multi-family, and 5% for condos. The Hudson market, bolstered by demand emanating out of Manhattan, is simply on fire, and we expect that to continue for a torrid spring.

Real Estate Market Report: 1st Quarter 2018 – Sussex County, NJ
Sales in the Sussex market continued to surge in the first quarter, rising almost 7% and marking over three straight years of increasing transactions. This demand continues to winnow down the inventory, which was down almost 22% and is now getting close to the six‑month level that usually denotes the beginning of a seller’s market. But Sussex homeowners are still waiting for some meaningful appreciation, with prices flat for the quarter and still down for the year. We continue to believe that these high levels of demand coupled with declining inventory will eventually drive some meaningful price appreciation, perhaps even as soon as this spring market.

Growth in the Essex market was stifled by a lack of inventory, which was down over 17% from last year and kept sales relatively flat. But increasing demand chasing fewer homes for sale drove prices up, with the average and median both rising about 2%. We’re now seeing sustained appreciation in Essex, with the yearlong prices up almost 2% on average and over 4% at the median. These rising prices will eventually attract more homeowners into selling their homes, but probably not in time for the spring market. So we expect that the next quarter will continue to see low inventory suppress sales while driving prices higher.
